Plate 01 / 30-60 planometric / Not to scale

Sectioned planometric drawing of a self-sufficient residential site on dark ground. Four factory-built homes, each a different configuration and orientation, float above their screw-pile footprints ready to be set down: an L-shaped home, a two-storey home with a cantilevered upper module, an offset pair turned to the slope, and a long single bar. Around them: a ground-mount solar array with battery storage, a geothermal borefield whose loops run down through the cut face, a well and water storage tank, a wastewater plant feeding a constructed wetland whose treated water irrigates the fields, and a shared service corridor along the lane. 03Ground-mount solar08Irrigated fields07Treatment wetland02Rooftop solar04Battery storage01Factory-built homes10Screw-pile foundations09Service corridor06Well and water storage05Geothermal borefieldN01020 m

02CompanyStatement

A home on land of your own has long been the American promise.

The question for the next generation of development is simple: how do we build a country whose utilities hold up when times are hard?

We believe the answer is decentralized, self-reliant communities. Homes that make their own power, draw and store their own water, and treat their own wastewater are less exposed to market swings, supply shocks and failures on a distant grid. Planned together, they can use land, energy and water more efficiently than extending central networks ever further into rural and suburban land.

PLINTH builds that self-reliance into development from the start. We assess the land, design homes together with the systems that serve them, and deploy the two as one, from a family’s own lot to greenfield far from public utilities.

The aim: rural and suburban communities that are self-reliant by design, and a country better able to weather harder times.

03MethodHow an assessment runs

From a parcel to a risk strategy and costs

How an assessment runs: a parcel, drawn in plan, has its site factors read, from soils, percolation and well depth to zoning, ordinances and water service. These go into the PLINTH engine, which produces two outputs: a risk mitigation design strategy, and costs. 01InputParcel02ReadSite factors03AssessPLINTH engine04OutputRisk mitigationdesign strategy05OutputCostsSoil seriesSandy loamPercolation12 min/inDepth to groundwater2.4 mWell depth, nearby98 mWell yield45 gpmWater serviceNone within 1 kmSewer serviceNoneZoning districtRural residentialMinimum lot0.8 haSetbacks15 / 6 / 9 mOrdinances14 applicableWetland buffer30 mFlood zoneX, 0.6 ac AESlope, mean4.2%Bedrock depth3.1 mGeotech bearing150 kPaFrost depth1.2 mRoad frontage74 mGrid distance640 mSolar resource1,480 kWh/kWpSnow load2.4 kPaWind speed46 m/sEasements2 recordedSeptic rulesMound requiredSoil seriesSandy loamPercolation12 min/inDepth to groundwater2.4 mWell depth, nearby98 mWell yield45 gpmWater serviceNone within 1 kmSewer serviceNoneZoning districtRural residentialMinimum lot0.8 haSetbacks15 / 6 / 9 mOrdinances14 applicableWetland buffer30 mFlood zoneX, 0.6 ac AESlope, mean4.2%Bedrock depth3.1 mGeotech bearing150 kPaFrost depth1.2 mRoad frontage74 mGrid distance640 mSolar resource1,480 kWh/kWpSnow load2.4 kPaWind speed46 m/sEasements2 recordedSeptic rulesMound required24+ factors
  1. 01

    Risk mitigation

Hazards and unknowns found early, from flood and wetlands to slope and soils, each with a design response.

  2. 02

    Servicing costs

Power, water and wastewater compared as connected, self-reliant and hybrid, each costed as a low, likely and high range.

  3. 03

    Development barriers

Zoning, ordinances, permits and encumbrances that could stop or slow the build, and what it takes to clear them.

  4. 04

    Residual land cost

What the land is worth once servicing, risk and build costs are taken out.
